Hi
I wonder if anybody could advise as I know a lot of you have had your properties
built in Arillas -
does anybody know how long a building permit lasts?
i believe you have to have the shell up within a certain no of years after you
have received your permit.  Same question re pool permit.

we did our plans and permits approx 3 years ago and have had to put project on
hold due to the banks.  We may also need to do a smaller build- has anybody any
experience of not using their full allowance of permit - in relation to their plans.
Any info would be handy as we are trying to hold onto the dream - I don't think
we are alone in this problem- so many people's plans have gone on hold due to the
current situation.
Many thanks
Deb and Paul

Wouldn't it be more onformative to put the information on this thread, so that anyone thinking about buying/building would know what sort of time-scale they have to work with?

I will have , what I hope, is a definite answer tomorrow.

So far 3 bullders with 3 vague ideas,

There was a thread, I started many months ago, titled something like "advice for those building in Corfu" Can't find it now.

If I can then I'll re-generate it.

Hi Negg

Many thanks for all your efforts re this question.  I had googled a lot but could
never seem to find anything about how long your permits lasted once they
had been granted. Your 3 builders, 3 vague ideas is a hoot! It is possible that
as they are used to putting up the beton skeleton reasonably quickly after planning
they have never had to concern themselves if there is a delay in the start of the build. When we were originally looking for land we had seen a few properties where
the skeleton was already in  -  we were informed that you then had to work with
the original plans and that as soon as the shell was in the permit was activated and
there was no deadline on completing the build. That explained why there were so
many shells about !!  building for the future.
It made sense- but we decided to start from scratch, land , plans,  permit.
I have even seen a few adverts for properties where it says 'permit expired'
but easy to re instate. That obviously could be estate agent banter!! But again
they haven't mentioned when permit granted- if you get my drift.
Anyway, please do not put yourself out too much - hopefully our paths will cross
on our next visit for a large mythos and chaser (maybe another large mythos)
If I find anything else out I will post on the thread for info
Kind regards
Deb and Paul

I don't know how long a building permit lasts but another thing to be careful of is that if you don't build absolutely in accordance with the plans you will have huge problems in sorting out the amount of IKA you have to pay and the transfer from builder's electricity to domestic. Also if you are planning to rent the property out, in obtaining your licence to do this.

Not a problem or hassle for me.

I had togo to Acharavi this morning and spoke to the guy who did all the paperwork and build for our house.

A building license/permit is valid for 5 years but before you apply for a license make sure that what you want to build, according to plan, is acceptable to the area and architects plan and the square meterage is not increased.

Hi Negg

Many thanks for sourcing that information, it is a big help. Everytime I think of the
project, I think of the film airplane- where LLoyd Bridges says ' I picked a bad day
to pack up smoking' 'Drinking' etc,
It feels like 'we picked a bad year to buy land, speak to banks, mention Greece,
Spain or Portugal' but after wanting to be in Greece since I was 16 years old
after my first visit- I am trying not to be beaten by the financial institutions.
That wouldn't be cricket at all.
I think we need to look at it as bite size pieces- but that is difficult when you are
dealing with so much re inforced concrete!
your info gives us a bit of time to think, as I do not see the banking situation
improving.
Hopefully meet up one day on our next visit.
Once again many thanks
